Just looking? What they'll tell you while you're sniffing around
When you go out on our Inspection Tours and you see something you like, you are likely to be furnished with a good deal of information about what you are buying. (Like you haven't got enough to take back in your suitcase)! The purpose of this feature is to let you look at one of our popular developments and demonstrate to you exactly what information you can expect. So, welcome to Orihuela! A place most of you will not be familiar with, no doubt. But allow us to throw in some pointers. You can fly in to Murcia or Alicante on a cheap flight and get a bus or taxi to your home in minutes. Completely enclosed in a safe and private space, just take a look at these beautiful Mediterranean-style properties. Quality? This developer spits it out in bucket-loads! Round the corner from the famous golf course at Villamartin and the beaches of La Zenia, Cabo Roig and Flamenca on the horizon, there are 39 south-facing houses here in landscaped gardens with adults and children’s swimming pools. Here are some of the finer details you can expect to receive, probably while you are being shown round the properties. This is before you start asking about prices, position or the plot sizes of any apartment or townhouse you might be interested in. The landscaped gardens are lit with automatic lighting and have an automated watering system. Although the area is fenced off, there is independent access for vehicles and pedestrians. The earthenware tiled floors are laid on entrances, staircases and in accesses to all apartments. There are five lifts (one lift for every seven apartments) all of them with a continuous power supply, going from basement to attic, and connected to a security company switchboard. The lifts can carry up to six people, are silent and complying with Spanish regulations for wheelchair access. In the basement area there is private parking and a storage room for every apartment with access through a remote-controlled garage door. The apartments and townhouses have the foundations reinforced with a concrete base, braced together with extra support in at least two perpendicular directions. Reinforced concrete pillars forged with two-directional concrete vaults in the apartment block and one-directional concrete vaults in the townhouses. The façade is of six-inch double, cavity brick walls, three-centimetre polystyrene thermal insulation and soundproofing and double cavity partitioned walls. The exterior brickwork is covered with a mortar of waterproof and terracotta coloured cement so typical of this Mediterranean style. The exterior carpentry of the apartments includes solid beech main doors with good quality security locks and fittings. The aluminium window frames are blue with double glazed windows. The insulated flat roofs are waterproofed with a double sheet of self-protecting asphalt, while the sloping roofs are tiled with Arabic slates. Throughout the apartments the floors and skirting are made of cream earthenware ‘Porcelanosa’ porcelain tiles. The interior beech doors are 40mm thick with hidden hinges and brass fittings. Fitted wardrobes have a luggage shelf and clothes rail with folding doors matching the beech. The cupboard fittings are in matt chrome and the kitchen doors are inset with a round window. The ceilings are corniced throughout and walls painted with a coloured plastic. The bathroom has Roca fitted sinks in cream with marble surround. The baths have chrome handles and thermostatic mixer taps. There is a cream-coloured marble top in the main bathroom with sink and mixer taps and the floors are covered with earthenware porcelain tiles. The kitchen walls are tiled with earthenware porcelain tiles with a decorative tiled border. These are fully-fitted kitchens with lower and upper cupboards finished in beech with a granite worktop. Simon switches, plugs, TV and telephone sockets have been installed. Telephone sockets are in the living-room and main bedroom and FM/TV sockets are fitted in bedrooms and living-rooms. Satellite installation is installed throughout the complex. There is pre-installation for air-conditioning and a heating system with heat pump. Hot and cold water installation through flexible plastic pipes are insulated with Armaflex. There is a 100 litre electric hot water heater. The terraces are also porcelain-tiled and waterproofed with anti-root materials. The solariums have wooden pergolas through which you can train climbing plants. The apartments are for sale from €190,000 and townhouses from €250,000.
